Costs you need to factor in before planning to rent a property in Dubai

When looking for a property to rent, finding the best property that suits your needs is only half the battle. After selecting the property, the paperwork begins with discussions on the rent and other associated fees.

Here are some of the common costs you should be aware of before signing the tenant agreement.

  1. Agency commission

If you are renting a property in Dubai, you’ll probably consult top Dubai real estate agencies to get the best deal. However, you should expect to pay a commission of up to 5% of your first annual rent. Also, some landlords appoint agencies to manage their properties. So, even if you find the property by yourself or through a friend, you would also need to pay the agent’s fee. In some cases, you may interact directly with the landlord without involving any commission.

  1. Security deposit

Apart from the rent, you will need to pay a security deposit which is also 5% of the annual rent. According to Article 20 of Real Estate Legislation, the security deposit is intended to resolve unexpected issues like damage or breach of the lease agreement. The security deposit is refundable upon vacating the property. However, some landlords deduct a certain percentage of the deposit to cater for repainting and minor repairs.

  1. Ejari fees

In Dubai, it is mandatory to register tenancy contracts with the Real Estate Regulatory Authority (RERA) through the Ejari system. As a tenant, you will have to complete the registration formalities and pay related costs which are around AED 195. You will only need the original tenancy contract, a DEWA bill and copies of your passport and visa.

  1. DEWA connection

As a new tenant, you will need to set up a DEWA account for electricity and water supply. If it is your first time to rent in Dubai, the DEWA account will cost AED 100. There are also other additional costs such as administrative fee and refundable security deposit which is AED 4000 for villas and AED 2000 for apartments.

And lucky for you, due to the recent growth of the property market, there have been new off plan projects in Dubai that are expected to be completed soon.

  1. Etisalat/ Du

In order to get internet, TV and phone services, you will need to set up an Etisalat or Du account. The installation cost for Etisalat is AED 199 while Du is AED 200. However, the total cost will depend on the TV package, internet speed and type of router.

There are numerous villas for sale in Dubai offered at affordable prices. So if renting is not your cup of tea, you can also consider investing in the new affordable real estate projects in Dubai.

5 Temporary Building Options to Consider

June 22, 2019 by Steph Leave a Comment

Temporary building solutions enable putting up buildings such as educational buildings, warehouses or storage buildings, offices, health facilities, and even residential buildings in a very short time and at a relatively low cost. Comparing these solutions to the conventional construction methods, they could help to save up to 40% of your time by using parts that are pre-designed and manufactured in controlled factory set-ups. The quick setup of buildings helps to respond to urgent situations or emergencies and reduces cost.

Below are some temporary building options that you can consider for your business and other building needs:

Canopies

The construction of canopies involves having frames and tops. The frame is mostly made of steel or aluminum, but steel is preferred as it is cheaper and heavier than aluminium. Stainless steel is used at times since it is stronger than aluminium and lighter than steel. The canopy tops are made of materials like polyester and others. Canopies can be used for several things such as transport and logistics activities that require only an overhead shelter. Disaster and emergency response stations that do not need walls can also use canopies. The beauty of canopies is that they are easy and fast to put up and even take down

Farming and barn storage

People with farming and barn storage needs can use temporary building options. You can use a temporary barn to transport animals, especially during the summer months. To make the environmental conditions friendly to the animals, the structures can be ventilated so that the animals enjoy stress-free and healthy surroundings. Additional farming storages for animals include horse arenas, storage structures for supplies like hay and feed, and sheds. The choice of temporary structures is due to the large space needed and for a short time, thus it is not economical to build a permanent structure. The structures are also easily portable as the need may be.

For farming storage and other temporary building needs, companies and individuals just need to engage experts in the field, for example Smart Space Buildings. The experts will help the users to choose the structure that best suits their needs and build them as per the client specifications to ensure that they are satisfied.

Garages

Garage spaces can use temporary building options in a perfect way. Businesses like repair shops, car dealerships, auctions, and others that may need extra garage space can utilize temporary structures. The structures can be put up quickly with an affordable budget and provide shelter for many vehicles. Garages that are fully covered up can help to keep away from public eyes, thus reducing vehicle vandalism and theft incidents, and offer shelter from weather elements.

Workshops

Do you need extra workshop space due to having seasonal work or a space for a short-term project? Well, temporary structures can offer you some great solutions. These temporary workshops are put up in a short time and dismantling them is also quite fast. Temporary building options are the best solution for one-time or irregular projects.

Storage space for materials

From time to time, the need for material storage on a temporary basis arises. In such cases, wood or metal structures may not be the best option. Raw materials such as wood, cement for building, or the manufacturing of raw materials can be spoiled by weather elements, pests, and other things, hence the need for temporary but safe material storage buildings.

Conclusion

Temporary building options may be well-known to many, but they are not aware of their various applications. The uses that we have mentioned here (garage, workshop, farming and barn storage, materials storage and canopies) are only a few of their applications. Temporary options can last for a reasonably long time and serve the intended purpose even though they are not built of bricks and mortar.
